How the calculation works

Stamp Duty is charged in slices: each rate applies only to the part of the price in its band. The calculator uses the GOV.UK residential rates that apply from 1 April 2025: 0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above.

First-time buyers pay 0% up to £300,000 and 5% from £300,001 to £500,000, with no relief above £500,000. Additional properties of £40,000 or more pay 5% more on each band, and non-UK residents pay 2% more. The total is rounded down to the nearest pound. It does not cover leasehold rent, mixed-use or non-residential property, company purchases or other reliefs.
