How the calculation works
The mortgage needed is the price minus the deposit, and the loan to value is that amount as a percentage of the price. Rates are commonly priced in bands such as 95%, 90%, 85%, 75% and 60%, so the calculator shows which band the loan falls in and how much more deposit would reach the next one.
Monthly payments use the standard repayment formula with interest charged monthly at the annual rate divided by 12. For interest-only, the payment is the interest alone and the amount borrowed is still owed at the end. Lenders may calculate interest differently, and the result leaves out fees, Stamp Duty and other buying costs.
