How the calculation works
Lenders typically cap borrowing at about 4.5 times annual income, and most people are offered less. The calculator adds the incomes together, takes off a year of the monthly debt payments you enter, and multiplies what is left by 4 and by 4.5 to give a range, rounded to the nearest £1,000. Adding your deposit gives a price range.
Real lenders use their own affordability models, which also look at spending, credit history, job security and the property. Treat this as a starting point, and use a mortgage in principle for a firmer figure.
